• We are excited to announce that from 1 July 2019 we are in a joint venture with Hunt Commercial Property, a successful commercial property agency and management company.  As a result of our new relationship, we have rebranded Carlton Property Management as Hunt PM Ltd t/a Hunt Property Management.

Our new website is currently being built and will be available shortly.  Our Head Office has also moved to new office premises in Eastbourne.

    leasehold property management

Carlton Property Management's exclusive focus is on managing leasehold property, whether these are blocks of residential blocks of flats, estates with a mixture of leasehold flats and freehold houses, or mixed use developments which combine residential flats and commercial premises, to exclusively commercial offices and shops - that is why we are specialised experts in this highly complex area of property management.

small enough to care - established enough to be professional knowledgeable experts

We are independent and not part of a large corporate company - so every building's unique needs are known to us.  Leasehold property management is our core business, not an add-on for additional revenue.  Therefore our sole focus, expertise and priorities are on meeting our leasehold customers' needs.  It allows us to provide an expert, personal and professional service to all the stakeholders, whether they are freeholders, landlords, RTM or freehold company directors or leaseholders alike.  It also means that our professional knowledge and emphasis is on delivering a thoroughly effective service because we understand the intricacy and complexity of leasehold law.

We recognise how difficult and confusing it can be for resident management companies who have either bought the freehold of their building or obtained their Right to Manage, trying to manage their building.  Without professional training it would be an almost impossible task, particularly because the directors of resident management companies have to comply with a wide range of legal duties which they're often not even aware of.

We are totally transparent in the services we offer, so all our customers know exactly what they get for their management fee.  We supply every leaseholder with a handbook that is specific to their block, providing them with essential information about their block, the services, the service level standard (SLA) for what they pay, and what they're responsible for under their lease.  This transparency is further enhanced by 24/7 access to our online portal, where leaseholders can view all their financial transactions as well as download any documentation that relates to the management of their block of flats.  Our clients can access real time financial information on income and expenditure for their building or estate at any time they choose.  Our services don't stop when our office closes for the day, but we do have an out of hours line for emergencies to the building or the common areas that may occur during weekends or evenings.

Our service is about bringing value in everything we do, while striving to maintain your building and protecting your investment. We are adept at picking up where other agents have failed to deliver your property's objectives.

We are active members of ARMA (Association of Residential Managing Agents), and in fact were among the first to adopt and achieve accreditation as a voluntarily regulated company.  The number of managing agents around the country prepared to undergo the accreditation procedure and be voluntarily regulated and to conform to ARMA’s Customer Charter & Standards is currently about 300, against over 4,000 businesses offering managing agent services (though not necessarily their core business).  However, voluntary regulation demonstrates our commitment to high standards and delivery of customer service, professional expertise, protection of service charge monies and full transparency.  Until statutory regulation of managing agents is brought in by the government, we understand the need for all stakeholders of a building to be reassured that their needs are being met with the appropriate standards of expertise and professionalism.  Membership of ARMA provides best practice, emerging requirements and methods in our industry.  In addition, membership of the IRPM (Institute of Residential Property Management) provides our expert team with the professional tools to constantly evolve and improve our own professional knowledge of all matters relating to leasehold property management.

    • Building and estate management
    • Maintenance and Repair
    • Lease and Legal

  • regulation

Our company objective is to meet or exceed the highest standards, and to protect the landlord’s property and leaseholders’ investment.  Our expectation, now that the government has announced it is bringing in statutory regulation for managing agents, is that residential block management services will encompass better standards of professionalism and expertise.

  • residential property management

We offer full property management services for blocks of flats and estates, large and small, throughout the South East areas, primarily between Shoreham and Hastings, including Brighton, Hove, Eastbourne, and Hastings, and our operational area also covers other parts of the South East.

Our expert team of property managers can handle all aspects of property management for residential blocks and estates, including all tenant and building management services as well as capital works, asset management, lease and legal services and property maintenance and repair.

If you've been told that changing block management companies is a logistical nightmare - it's not.  From the point we are appointed, we will do all the work to liaise with the outgoing agent to transfer all the records required for the handover, giving you a smooth transition of service.

    commercial landlords

Commercial property management demands no less a focused delivery of our client's investment objectives.  These include  effective rental flows to ensuring timely lease renewal negotiations, dilapidation inspections and an efficient capital maintenance and repair programme.

  • landlords

The management and administration of private residential estates, blocks of flats and commercial developments, whether they are purpose built or converted from older buildings, is a distinct form of property management requiring specialised skills and an in-depth knowledge of long leasehold law not normally found within the average unspecialised property business.

For our residential property clients, we offer three tiers of service levels for a fixed management fee to suit individual client's needs: Silver, Gold and Platinum.  The Silver service level is for financial management only, where the directors of a resident management company prefers to keep maintenance responsibilities required under their lease and statutory legislation for themselves.  A majority of our clients opt to have our expert team handle all the normal aspects of their building management under the Gold service level option.  However, many prestige high end blocks prefer the Platinum service level which incorporates a wider range of additional services as part of their desired management service level.  We also have a service level for managing residential estates, whether solely freehold houses, or a mixed development, so call us if you would like to discuss this.

We typically deliver genuine cost savings without any compromise on service levels for commercial landlords and leaseholders.  With years of experience in handling complex and unique challenges you face as a landlord, we are perfectly positioned to deliver everything you could need from a managing agent.
